Selwyn Village is one of Auckland's largest and most established retirement communities, offering a vibrant village environment alongside a range of care and support services for older people. Set on 26 acres of land in leafy Pt Chev by the sea and just a hop skip and a jump from the city, we are seeking an experienced Senior Projects Manager to lead the delivery of our long-term maintenance and capital projects across the village.

Reporting to the Chief Executive, this role will take ownership of the full maintenance and capital projects - from planning and design through procurement and delivery - ensuring projects are completed to the highest standards of quality, safety and value.

This is a key role where you will help shape and maintain the physical environment of Selwyn Village for years to come.

What you'll be doing

• Leading the planning, design and delivery of maintenance and capital projects across the village
• Managing consultants, contractors, tenders and contracts to deliver projects on time and on budget
• Developing and maintaining a 10+ year Long-Term Maintenance (LTM) plan for Selwyn Village assets
• Monitoring project budgets, managing risks and ensuring compliance with building and safety regulations
• Working closely with internal teams, contractors and residents to minimise disruption and maintain a positive village environment

What we're looking for

• A relevant tertiary qualification in Project Management, Construction, Architecture, Cost Management or similar
• At least 7 years' experience managing maintenance and capital projects, ideally within retirement or healthcare environments
• Strong experience managing contractors, consultants and project budgets
• Excellent communication skills and the ability to build strong relationships with diverse stakeholders
